Le plan de votre future maison est le reflet de tous vos besoins techniques mais avant tout la retranscription de vos envies.
Chaque projet de construction est différent selon chaque client, et c’est en ce sens que nous vous conseillons de faire appel à un maître d’œuvre. Matériaux, emplacement, forme de la maison, commodités à proximité, situation géographique, prix du terrain… Tout doit être passé au crible avant de passer à la rédaction des plans
Choisissez un terrain compatible avec vos envies
Puisque les plans ne peuvent pas réaliser (tous) les miracles, nous vous conseillons de choisir un terrain en conséquence. En effet, faire construire la maison de ses rêves, c’est bien, encore faut-il qu’elle soit placée au bon endroit. On le sait, la situation géographique d’une maison est primordiale !
Cependant, cela est loin d’être une chose facile, car le terrain que vous allez choisir doit répondre à différents critères, tels que la possibilité de le viabiliser ou encore la proximité avec les commodités (commerces, écoles, transports, temps de trajets pour rejoindre son lieu de travail…) mais également en termes de superficie, d’orientation et de prix.
Finalement, ce choix du terrain déterminera les facteurs de construction de votre future maison ainsi que les frais annexes. Pensez donc à vérifier l’orientation de votre future maison, le coût de la viabilisation, le type de construction que vous pouvez envisager, sans compter l’emplacement et le voisinage
Elaborez un plan de construction !
Si les constructeurs de maisons individuelles disposent le plus souvent de catalogues proposant des modèles d’habitations prédéfinis, vous pouvez tout à fait, si votre budget vous le permet, faire appel à un architecte. Si votre futur nid douillet fait plus de 150 m² de superficie de plancher, c’est d’ailleurs obligatoire.
Cependant, il est plutôt conseillé de faire appel à un maître d’œuvre qui, comme nous l’avons évoqué plus tôt, saura aboutir à votre projet rêvé pour budget moins élevé que celui nécessaire à un architecte.
Quoiqu’il en soit, entre les normes qui s’appliquent aux constructions de nouvelles maisons (réglementation thermique, éventuels aménagements pour les personnes à mobilité réduite, etc…) et la disposition des pièces de la maison, le tracé du plan se doit d’être impeccable, sous peine de voir votre projet de construction devenir chaotique et compliqué.
Enfin, obtenez un permis de construire !
À moins de recourir aux services d’un constructeur, c’est à vous qu’il incombe d’effectuer les démarches nécessaires afin de vous faire délivrer un permis de construire. Pour cela, vous devrez déposer un dossier complet comprenant divers documents (plan de situation du terrain, plan de masse des constructions à édifier, plan en coupe du terrain et de la construction, etc…). Ne démarrez sous aucun prétexte le chantier avant d’avoir obtenu ce précieux sésame !
